Commercial roofing systems NuShake installs

The right system depends on your building's slope, size, and budget. It also depends on California's energy rules. Brian's team checks all of these before recommending a system. Here are the commercial systems NuShake installs:

  • TPO (a single-ply flat-roof membrane). TPO is the most common flat-roof system in California. White TPO reflects heat. It often meets Title 24 (California's energy code) cool-roof rules. The seams weld together to keep water out. Typical lifespan: 15-25 years.
  • EPDM (a rubber flat-roof membrane). EPDM is a tough, flexible synthetic rubber used on flat and low-slope roofs. Black EPDM absorbs heat. White or coated EPDM meets cool-roof rules. Typical lifespan: 20-30 years.
  • Modified bitumen (an asphalt-based flat-roof system). It is installed in torch-down or peel-and-stick layers. It works well on flat roofs that get some foot traffic. We often use it on apartment and HOA projects.
  • Built-up roofing, or BUR (layered asphalt and felt). It has stacked felt and asphalt with a top layer of gravel or cap sheet. It is one of the oldest and most proven flat-roof systems. It is heavy, durable, and good for large flat commercial roofs.
  • Metal roofing. Standing seam and exposed-fastener metal systems last a long time and need little upkeep. They work on both pitched and flat commercial roofs.
  • CertainTeed shingle systems. These are for pitched commercial buildings like churches, HOA clubhouses, and retail. NuShake is CertainTeed Select ShingleMaster certified, which unlocks CertainTeed's commercial warranty programs.

Industries and property types we serve

NuShake handles commercial roofing across a wide range of property types in the Bay Area and Sacramento metro:

  • HOAs and condo associations. Multi-building jobs need careful planning and timing. We work around resident schedules. We also give per-unit and per-building cost breakdowns for board meetings.
  • Apartments and multi-family. Apartment buildings, duplexes, fourplexes, and affordable housing. We replace and repair roofs with care for tenants below.
  • Property managers. We handle portfolio re-roofing programs, ongoing maintenance plans, and priority emergency response across the Bay Area and Sacramento metro.
  • Retail and strip malls. Single-tenant and multi-tenant retail buildings, strip mall re-roofs, and tenant improvement work.
  • Churches and religious buildings. Pitched and flat church roofs, including shingle and metal systems with extended manufacturer warranty options.
  • Warehouses and light industrial. The Tracy-Manteca-Stockton corridor is full of warehouses and distribution centers. NuShake serves this area directly. TPO and metal are the most common choices here.

Bay Area commercial roofs and Title 24 cool-roof rules

Title 24 (California's energy code) requires most flat commercial re-roofs to use cool-roof materials. A cool roof reflects sunlight and sheds heat instead of soaking it up. The rule sets a minimum for solar reflectance (how much sun a roof bounces back) and thermal emittance (how well a roof sheds heat). Here is what that means in practice:

  • White TPO and white EPDM usually meet Title 24 with no extra work.
  • Coated modified bitumen and reflective cap sheets can qualify on flat roofs.
  • Pitched roofs (churches, HOA clubhouses, retail) follow separate rules. Cool-roof shingles from CertainTeed and others are available.
  • Whether Title 24 applies depends on your climate zone, building type, and roof slope.

Brian's team checks Title 24 on every commercial site visit. We specify compliant products and can pull permits where needed.

Commercial roofing pricing

Commercial pricing reflects labor, materials, and roof access. These factors do not show up in home roofing prices. Here are general ranges:

  • Small commercial buildings (HOAs, retail, churches): $7-$15 per square foot for membrane and modified bitumen systems.
  • Larger industrial and multi-family: $9-$18 per square foot depending on system selection, access equipment required, and existing roof conditions.
  • Shingle commercial systems (steep-slope): $5-$12 per square foot depending on pitch, material tier, and warranty option.

These ranges are starting points. What moves the price most: how many old roof layers there are, the deck condition, how hard the roof is to reach, and which system you pick. A free site visit from NuShake gives you a written quote for your building.

Why NuShake for commercial work

Brian Espindola holds five manufacturer certifications. His CertainTeed Select ShingleMaster certification covers commercial shingles and unlocks CertainTeed's commercial warranty program. His GAF Master Elite certification covers flat-roof products too.

Brian started at 18 doing hands-on labor on roofing crews. By the time he took over NuShake at 23, he had worked every job at Econo Roofing — tear-off, install, and sales. That is what makes his commercial estimates accurate. He knows what the crew will face before they get on the roof. Owners and managers get an owner-run approach: the same crews, no surprises, and same-day callbacks.
