Roof Replacement — Bay Area & North Central Valley

Bay Area & Sacramento roof replacement — straight pricing, no pressure.

NuShake Roofing has been replacing Bay Area roofs since 1976. Today, owner Brian Espindola leads a crew that came up the same way he did — tear-off to crew lead to C-39 license. NuShake holds five manufacturer certifications and is part of the Espindola family's 30+ years in roofing. When you call NuShake for a roof replacement, the owner has personally done every step of your job before.

Residential roof replacement by the NuShake crew

Quick answer

A full roof replacement tears off the old roof and installs a new one with a fresh manufacturer warranty. In the Bay Area, asphalt shingle replacements run $14,000 to $32,000, with tile and flat systems priced separately. NuShake's owner has personally done every step of the job. Call (209) 253-0506 for a free inspection.

When to replace your roof

Bay Area asphalt shingle roofs typically last 20 to 30 years. The region's coastal fog, heat cycles, and wind events accelerate wear faster than inland markets. Call NuShake for a free inspection when you notice any of these signs:

  • Granule loss. Gutters fill with grit and shingles look thin or bare in spots.
  • Curling or cupping shingles. Edges lift upward or the center bowls in.
  • Multiple active leaks. Water finds more than one entry point in a season.
  • Daylight through the deck. You can see light or feel drafts from the attic.
  • Sagging roof sections. The roofline dips between rafters — a structural warning.
  • Age past 25 years. An aging shingle roof is a liability, even without visible damage.
  • Repeated repair calls. When repairs cost more than 30 percent of a replacement, the math tips.

A free inspection from our team tells you exactly where you stand. You get a written report — no sales pressure, just facts.

What's included in a NuShake roof replacement

Every NuShake replacement covers the full roofing system — no shortcuts, no layovers. Here is what our crew handles on every job:

  • Complete tear-off. All old material removed down to the deck.
  • Decking inspection and repair. Every sheet of plywood or OSB checked; rotted sections re-sheeted.
  • Ice and water shield. Applied at eaves and valleys where Bay Area leaks start.
  • Synthetic underlayment. Full-deck coverage before any shingle goes on.
  • Drip edge installation. Protects fascia and directs water into gutters.
  • Valley flashing. Step and open-valley flashing at every roof intersection.
  • Ridge vent installation. Continuous ventilation extends shingle life and cuts attic heat.
  • Premium shingle or tile install per manufacturer specs and California Title 24 requirements.
  • Full debris removal and magnetic nail sweep of the property.
  • Warranty registration submitted to the manufacturer on your behalf.

Our 5-step replacement process

Every NuShake job follows the same process. No surprises at the end.

  1. Free inspection. Our team walks the roof and the attic. You receive a written report with photos and no obligation to move forward.
  2. Written flat-rate estimate. Every line item is spelled out. The price you see is the price you pay — unless hidden deck damage surfaces mid-job (covered in FAQ below).
  3. Scheduled install date. NuShake confirms crew deployment and material delivery in writing before the start date.
  4. Install day. The crew handles tear-off, decking, underlayment, shingles, flashing, and ridge vent. The site is cleaned daily.
  5. Final walkthrough and warranty registration. You inspect the work with the crew lead. NuShake registers your manufacturer warranty and leaves you copies of all documentation.

Materials we install

NuShake installs all major roofing systems. Every product meets California Title 24 energy requirements. We recommend based on your budget, roof pitch, and Bay Area climate zone.

Asphalt composition shingles

The most common roofing material across the Bay Area. The best balance of cost, performance, and warranty coverage for our climate zone.

  • Pabco entry architectural. Our value option — California-made, strong regional track record, lowest material cost in our lineup.
  • Owens Corning Duration architectural. Our most popular mid-tier shingle. SureNail technology, wind resistance to 130 mph, up to 50-year warranty through NuShake's OC Preferred status.
  • GAF Timberline HDZ. Available through NuShake's GAF Master Elite certification. Includes the full GAF Golden Pledge warranty option — one of the strongest manufacturer warranties in the industry.
  • Premium designer shingles. OC Berkshire, GAF Camelot, and CertainTeed Landmark Premium for homeowners who want curb appeal and long-term value.

Metal roofing

Metal is growing fast in the Bay Area due to longevity and energy savings. Standing seam panels interlock without exposed fasteners — eliminating the most common metal leak point. Lifespan of 40 to 70 years with excellent fire resistance (critical for East Bay wildfire zones).

Tile — clay and concrete

Clay tile lasts 50 or more years. Concrete tile is more affordable and slightly heavier. Both require correct underlayment and fastening to perform correctly in Bay Area conditions. NuShake handles installation and full tile replacement projects.

Flat and low-slope systems

For homes with flat sections or low-slope additions, NuShake installs TPO, EPDM, and modified bitumen. TPO is the preferred current option for its energy reflectance and weld-seamed durability. See our flat roofing page for scope details.

Bay Area roof replacement pricing

Most Bay Area asphalt shingle replacements run $14,000 to $32,000. Tile, metal, and flat systems are priced higher. Your number depends on roof size, material, pitch, and decking condition. See the full cost by material breakdown for ranges on every roof type.

NuShake provides a written flat-rate quote after the free inspection. What you see is what you pay. The only exception is hidden deck damage found mid-job — surfaced as a written change order before work continues.

Frequently asked questions — roof replacement

How long does a roof replacement take in the Bay Area?

Most single-story asphalt shingle replacements are done in one to two days. Multi-story homes or complex rooflines take two to three days. Tile replacements take three to five days depending on size. NuShake confirms the schedule in writing before your start date.

Do I need a permit in San Joaquin or Alameda County?

Yes. Permits are required for full roof replacements across our service territory. San Joaquin County unincorporated permits go through the Community Development Department. Cities like Stockton and Tracy have their own building departments. Alameda County municipalities each operate independently. NuShake pulls all required permits and handles inspections. The permit cost is included in your flat-rate quote.

What if my decking is rotted?

We inspect decking before finalizing your quote. Visible rot is included in the written estimate. If rot appears mid-job after tear-off reveals hidden areas, we stop work, show you photos, and issue a written change order before continuing. You approve the added cost before we proceed.

What warranties do I get?

You receive two warranty layers. The manufacturer warranty covers the material — up to 50 years for qualifying GAF and Owens Corning systems installed by a certified contractor. The workmanship warranty covers NuShake's installation. Both are provided in writing at completion. NuShake registers the manufacturer warranty on your behalf.

Does insurance cover roof replacement?

Homeowners insurance may cover replacement when damage results from a covered peril — storm, hail, wind, or falling objects. Age-related wear is generally not covered. NuShake provides documentation and estimates your adjuster needs. See our storm damage page for the claims process.

More questions answered

Most single-family asphalt shingle replacements in the Bay Area run $14,000 to $32,000. Bay Area labor costs and permit fees run higher than the Central Valley. The final number depends on roof size, material tier, pitch complexity, and decking condition. Tile and metal run higher. NuShake provides free inspections and written flat-rate quotes with every line item written out before work begins.
You can, but you do not have to. We ask that you move vehicles away from the home and secure pets. Our crew handles everything else. A final walkthrough is scheduled when you are available — we register the warranty before we leave.
A free inspection gives you the honest answer. If your roof has fewer than five years of life left or has multiple failing sections, replacement is typically more cost-effective than ongoing repairs. If the system is sound and only one area failed, repair makes sense. We tell you what we see — not what generates more revenue. See our roof repair page for repair scope details.
Yes. We pull all required building permits and schedule the city or county inspection. The permit cost is included in your flat-rate quote. You receive permit documentation at project completion.
