Residential re-roof completed by NuShake Roofing

Built for Central Valley conditions

Central Valley summers hold at 100–105°F for weeks at a time. That heat bakes asphalt shingles and ages them faster than roofs near the coast. Most Valley homes sit in California climate zones 12 and 13. In those zones, Title 24 (the state energy code) can require cool-roof materials when you re-roof. We factor all of it into every residential inspection and quote, including:

  • Orchard and field dust that clogs gutters and traps moisture against shingles
  • Tule-fog winters that keep shaded roof slopes damp for days
  • Valley wind events that lift shingle edges and stress flashing (the metal seals at roof joints)

Our residential roofing process

Every residential job runs the same owner-operated sequence. You get a free walk-through and a written price before anyone climbs the roof. No pressure to schedule. Here is how it works, start to finish:

  1. Free estimate: The owner or a senior crew lead walks the roof and measures it, checking for leaks, flashing failures (the metal seals at roof joints), deck rot, and ventilation issues. You get a written price. No obligation. For an adjuster-ready or real-estate-ready photo report, our documented inspection is $349 in the Central Valley or $525 in the Bay Area.
  2. Written, line-itemized quote: The quote spells out the material, the system, and the warranty tier. It lists any needed upgrades — vent replacement, deck repair, or kickout flashing (metal that steers wall runoff into the gutter). We work with all major insurance carriers. Financing is available through Service Finance for qualified homeowners.
  3. Tear-off: The old roof comes off completely. We never lay new shingles over old — that voids warranties and traps moisture. Debris loads straight to the truck, never onto your landscaping.
  4. Deck check: With the roof off, we inspect the deck (the plywood or board layer under the roof) for rot and soft spots. Any repair is documented with photos.
  5. Install: We add ice-and-water shield at the eaves and valleys, then synthetic underlayment across the rest. New step flashing, new pipe boots (the seals around vent pipes), and ridge and eave ventilation to Title 24 (the state energy code). We follow the manufacturer-tested assembly so the full warranty qualifies. The nailing pattern is verified for Valley wind exposure.
  6. Cleanup: We run a magnetic sweep of your yard and driveway to pull stray nails.
  7. Final walkthrough: The owner walks the finished roof with you. We register the manufacturer warranty and add a written NuShake workmanship warranty on top.

Materials we install

We match the material to your home's structure, neighborhood architecture, and any HOA requirements — then the specialist page for each system covers the detail:

What a new roof costs

Every roof is priced after a free on-site estimate and delivered as a written, line-itemized quote — your number depends on size, pitch, material, tear-off layers, access, and any Title 24 cool-roof upgrades your climate zone requires. Our roof replacement page breaks down exactly what moves that number, and financing through Service Finance is available for qualified homeowners — a storm or age-related insurance claim may offset part of the cost.
