Metal roofing systems

Which metal roof is right for your home?

Metal is not one product. NuShake installs four distinct systems. Each has different cost, look, and lifespan tradeoffs. We recommend based on your roof pitch, architecture, and budget.

Standing Seam

Panels interlock at raised seams. No exposed fasteners means no rust points. This is the longest-lasting metal system — 40 to 70 years. Common on modern homes and foothill properties in wildfire-risk zones.

  • Best for low-slope and steep pitches
  • Ideal for solar panel integration
  • Lifespan: 40–70 years
  • Cost: $18–28/sqft installed

Exposed-Fastener Panels

Screws attach panels directly to the deck and are visible on the finished roof. Lower cost than standing seam. Common on agricultural buildings, garages, and budget-conscious projects.

  • Fastest to install
  • Fasteners need re-torquing at 15–20 years
  • Lifespan: 25–40 years
  • Cost: $12–16/sqft installed

Metal Shingles

Steel or aluminum formed to look like asphalt shingles or wood shake. Gets the traditional look with metal's fire resistance and longevity. Popular in neighborhoods with HOA restrictions on panel profiles.

  • Looks like asphalt from the street
  • Class A fire-rated
  • Lifespan: 30–50 years
  • Cost: $14–22/sqft installed

Copper Accents

Copper is used for bay window caps, dormers, turrets, and architectural details. It weathers to a green patina over time. Copper is priced per linear foot — not a full-roof system for most projects. NuShake installs copper accents as part of larger metal or tile roofing projects.

Bay Area fit

Why metal makes sense in the Bay Area

Fire resistance — Class A rating

California wildfires have changed what homeowners need from a roof. Metal earns a Class A fire resistance rating on its own — no additional assembly required. This matters in the Oakland hills, Diablo foothills, and foothill communities east of Livermore.

Many insurance carriers in high-risk zones now require or incentivize Class A roofs. Metal satisfies that requirement without a roofing membrane or added materials.

Longevity in a high-cost market

Bay Area roofing labor is expensive. An asphalt roof replaced every 20–25 years costs more over a lifetime than one standing-seam metal roof. On a $1.2M home, the math shifts quickly in favor of metal.

Standing seam carries manufacturer warranties up to 50 years. NuShake's GAF Master Elite status unlocks the Golden Pledge warranty — one of the longest available.

Reflectivity for hot inland summers

Pleasanton, Livermore, and Stockton see summer highs above 100°F. A cool-roof-coated metal panel reflects solar radiation instead of absorbing it. Attic temperatures can drop 20–30°F versus dark asphalt.

Lower attic heat means less air conditioning load. Many California reflective metal products qualify under Title 24 energy code without modification.

Coastal corrosion considerations

Properties within a few miles of the Bay or Pacific coast need corrosion-resistant panels. We recommend Kynar 500-coated steel or Galvalume panels with a proper underlayment at coastal sites.

Exposed-fastener panels with standard paint are not the right choice near salt air. We confirm the correct panel spec for your location before we quote.

Where we install metal

Common applications in our territory

Modern and contemporary homes

Standing seam is the default choice for clean-line modern architecture in the East Bay and tri-valley. The linear profile pairs well with flat or low-pitch designs.

Foothill and mountain properties

Properties in the Diablo Range, Sierra Nevada foothills, and fire-risk areas east of the Bay need the highest fire resistance available. Metal is the practical choice here.

Agricultural and shop buildings

Exposed-fastener metal panels are standard for agricultural barns, equipment sheds, and shop buildings across San Joaquin County. Fast to install, low cost, and long-lived.

Pricing

Metal roofing costs in the Bay Area

Bay Area metal roofs run about $12 to $28 per square foot installed. Exposed-fastener panels sit at the low end. Standing seam sits at the top. Your final price depends on roof size, pitch, and panel type.

How it works

Our 5-step metal roofing process

  1. Free inspection and quote. Brian or Mark visits your property, assesses the deck, pitch, and drainage, and recommends the right metal system. You receive a written quote before we leave.
  2. Material selection and permitting. We help you choose the panel profile, color, and coating. NuShake pulls all required Bay Area permits — you do not chase paperwork.
  3. Deck preparation. Old roofing is removed (if full tear-off is required). The deck is inspected for rot or damage. Damaged sheathing is replaced before new material goes down.
  4. Underlayment and panel installation. The correct underlayment is installed for your climate zone. Metal panels are fastened, seamed, or interlocked per the manufacturer's specification. Flashing is installed at all penetrations and transitions.
  5. Inspection and warranty documentation. We schedule the final city or county inspection. Once it passes, you receive manufacturer warranty documents and our workmanship warranty in writing.

Why NuShake

What makes NuShake the right choice for metal roofing

GAF Solar Certified — metal and solar together

NuShake holds GAF Solar Certified Installer status. Most metal roofing contractors in the Bay Area do not. If you want solar panels installed at the same time as your metal roof — or on an existing standing seam roof — NuShake handles both under one contract, one permit cycle, and one warranty.

Brian has done the work himself

Brian started as a tear-off crew member at 18. By 20 he was a crew lead. That background means he knows where panels fail, where fasteners back out, and where decks hide rot. When he inspects your roof, that experience is in the assessment.

5 certifications — more than most Bay Area roofers

GAF Master Elite, GAF Solar Certified, GAF Gold Elite, CertainTeed Select ShingleMaster, and Owens Corning Preferred. These certifications unlock the longest manufacturer warranties available. Most roofers in our territory hold one or two — we hold five.

Honest material recommendations

We do not push standing seam when exposed-fastener panels fit the project. We tell you what the best system is for your property, not the most expensive one. Owner-operated service and free roof inspections reflect that approach.

Metal roofing FAQs

Common metal roofing questions

Is metal roofing noisy in the rain?

Not when it is installed correctly. Modern metal roofing sits over solid decking or foam insulation. That layer absorbs sound. Rain noise on a properly installed metal roof is no louder than asphalt shingles.

Can metal go over my existing asphalt shingles?

Yes, in many cases. If your deck is structurally sound, metal can be installed over existing shingles. We inspect first and confirm the deck meets code. An overlay saves tear-off cost but adds some weight — we check structural load first.

How long does a metal roof last in the Bay Area?

Standing seam lasts 40–70 years with minimal maintenance. Exposed-fastener panels run 25–40 years before fasteners need attention. Coastal properties near salt air benefit from Kynar-coated or Galvalume panels for maximum corrosion resistance.

Does metal roofing qualify for wildfire insurance discounts?

Many California insurers offer premium reductions for Class A fire-rated roofs. Metal earns Class A on its own. Check with your insurer — savings can offset part of the higher upfront cost, especially in Alameda and Contra Costa hill zones.

Can I add solar panels to a metal roof?

Yes. Standing seam is one of the best solar substrates available. Mounting brackets clamp to the raised seams without penetrating the metal. NuShake holds GAF Solar Certified status — we handle both systems under one contract.

Does metal roofing help with energy costs?

Yes. Reflective metal with a cool-roof coating can reduce attic temperatures by 20–30°F versus dark asphalt. Many California reflective metal products qualify under Title 24 energy code, which can reduce AC loads in hot inland cities like Pleasanton and Stockton.

Will my HOA approve a metal roof?

It depends on the HOA and the panel profile. Metal shingles that mimic asphalt are often HOA-approved. Standing seam panels may require board review. We can provide product samples and manufacturer literature to support your HOA application.
