Fire resistance — Class A rating

California wildfires have changed what homeowners need from a roof. Metal earns a Class A fire resistance rating on its own — no additional assembly required. This matters in the Oakland hills, Diablo foothills, and foothill communities east of Livermore.

Many insurance carriers in high-risk zones now require or incentivize Class A roofs. Metal satisfies that requirement without a roofing membrane or added materials.

Longevity in a high-cost market

Bay Area roofing labor is expensive. An asphalt roof replaced every 20–25 years costs more over a lifetime than one standing-seam metal roof. On a $1.2M home, the math shifts quickly in favor of metal.

Reflectivity for hot inland summers

Pleasanton, Livermore, and Stockton see summer highs above 100°F. A cool-roof-coated metal panel reflects solar radiation instead of absorbing it. Attic temperatures can drop 20–30°F versus dark asphalt.

Lower attic heat means less air conditioning load. Many California reflective metal products qualify under Title 24 energy code without modification.

Coastal corrosion considerations

Properties within a few miles of the Bay or Pacific coast need corrosion-resistant panels. We recommend Kynar 500-coated steel or Galvalume panels with a proper underlayment at coastal sites.

Exposed-fastener panels with standard paint are not the right choice near salt air. We confirm the correct panel spec for your location before we quote.

GAF Solar Certified — metal and solar together
