Three coating systems — which is right for your roof?

Coating is not one product. The right system depends on your current membrane (the existing roof surface), how well the roof drains, and your budget. NuShake recommends based on your roof's real condition. We do not push the coating with the biggest markup.

Silicone Coating

The premium option for flat roofs. Silicone holds up in ponding water (puddles that sit on a flat roof). It does not soften or break down when water pools on top. It also resists sun damage and lasts the longest of any coating.

Acrylic Coating

Elastomeric Coating

Elastomeric (a stretchy, rubber-based coating) expands and shrinks as the roof heats and cools. Bay Area buildings swing a lot between day and night temperatures. This coating flexes with the roof instead of cracking at seams and pipe openings.

Coating is often the smartest money move for two groups. The first is commercial owners who want to delay a big expense. The second is homeowners with an addition that is not yet due for a new roof.

No tear-off — no disruption

Full replacement means stripping off the old roof, hauling away the debris, and rebuilding from the deck up. Coating skips the tear-off step completely. In occupied buildings, we can often coat one section at a time. That keeps tenants and operations below running with little disruption.

Energy savings from reflective coatings

Coating IS right when:

  • The existing membrane is in good overall condition
  • The roof is flat or low-slope

  • The insulation is dry — no moisture in the substrate
  • You are deferring capital replacement by 10–15 years
  • The building is occupied and tear-off would cause disruption
  • You want energy savings from a white reflective surface

Coating is NOT right when:

  • The roof is pitched asphalt or tile — coating is not a standard solution here
  • The membrane has widespread cracking or blistering
  • There is moisture in the insulation or deck
  • Multiple layers of failed patches already exist
  • Active leaks have not been identified and repaired
  • The deck or structure has deteriorated

Our roof coating process

  1. Free inspection and assessment. We walk the roof and check the membrane, drainage, seams, and pipe openings. We test the insulation for moisture with a meter or core sample. You get a written report with a clear call — coat or replace — and the reasons why.
  2. Leak repair and surface prep. We repair all active leaks. We seal failed seams and flashings (the metal that keeps water out at edges and openings). Then we clean and prime the surface to the maker's specs. Prep is the most important step. Coating over leaks or bad seams fails fast.
  3. Product choice and written quote. We pick the right coating for your roof and how it drains. You get an itemized quote covering prep, repairs, primer, coating, and warranty.
  4. Coating application. We apply the coating at the thickness the maker requires. Seams and openings get extra fabric reinforcement first. We seal all the edges.
  5. Inspection and warranty. We book any needed inspections and hand over the maker's warranty plus our workmanship warranty. You also get a maintenance checklist. Clearing the drains once a year adds real life to the coating.

How long does roof coating last?

Silicone coatings last 15 to 20 years when applied right. Acrylic coatings last 10 to 15 years. Elastomeric coatings run 10 to 20 years, depending on thickness and product. Good prep and the right thickness matter as much as the product you pick.

Will roof coating fix all my leaks?

No. This is the most important thing to know about coatings. Coating goes on top of your existing roof. It does not fix active leaks, failed seams, or cracked flashings below. Leaks must be found and repaired first. Coating over a leak traps water and makes things worse. NuShake repairs all leaks before any coating goes on.

Is roof coating the right choice for my building?
