What a NuShake maintenance visit includes
A maintenance visit from NuShake is a complete rooftop service, not a brief visual check. Brian's crew performs the following on every visit:
- Full rooftop inspection. Every section of your roof is walked and examined — ridge, field, rakes, eaves, valleys, flashings, and penetrations (vents, chimneys, skylights). We look for lifting shingles, cracked sealant, failing flashing, granule loss patterns, and any sign of water infiltration.
- Gutter cleaning. We clear all gutters and downspouts of debris — leaves, needles, granules — and flush with water to confirm free drainage. Clogged gutters are one of the leading causes of water backup into fascia and soffits on Bay Area homes.
- Debris removal from roof surface. Valleys, low points, and roof-to-wall intersections accumulate debris that holds moisture. We remove all debris and confirm valleys are draining freely.
- Sealant touch-ups. Sealant at pipe boots, vent flashings, chimney corners, and skylight frames dries and cracks over time. We apply fresh sealant at any locations showing degradation.
- Missing or loose shingle replacement. If we find shingles that can be secured or replaced during the maintenance visit, we do it. Materials for replacement shingles are billed separately at cost if needed.
- Written condition report. You receive a written report with photos of all areas inspected, any issues found, work performed, and our assessment of roof condition and estimated remaining life. This report is emailed to you the same day.
Why maintenance matters — the numbers
A well-maintained asphalt shingle roof in the Bay Area typically lasts 20-25 years. An unmaintained roof often fails at 13-17 years. The difference is not accidental. Maintenance extends roof life because it catches small problems before they become large ones:
- A cracked sealant boot around a plumbing vent costs $50-$150 to reseal. Left untreated, it becomes a slow leak that saturates insulation and rots decking — a $3,000-$8,000 repair.
- A lifted shingle along the ridge costs very little to re-nail and re-seal. Left alone, it allows wind to get under adjacent shingles and the failure spreads.
- Gutters clogged with oak leaves and pine needles back up in a heavy Bay Area rain and drive water behind fascia boards. Fascia replacement on a two-story home runs $1,500-$4,000.

Bay Area-specific roofing concerns
The Bay Area's climate creates specific roofing maintenance needs that differ from the Central Valley or Southern California:
- Pacific moisture in west Bay and coastal communities. Fog, coastal wind, and persistent marine layer accelerate moss and algae growth on north-facing and shaded roof sections. Pleasanton and Livermore see less of this than Oakland Hills or Marin, but it is present throughout the region. We identify and treat moss growth during maintenance visits.
- Summer heat cycling in the East Bay and Diablo Valley. July-August daytime highs regularly reach 95-110°F in Pleasanton, Livermore, Concord, and Walnut Creek. The swing between daytime heat and cool Bay evenings stresses sealant and flashing adhesion faster than in temperate climates. Annual sealant inspection and re-application catches this before it fails.
- Oak, eucalyptus, and redwood debris. Bay Area neighborhoods with mature tree canopy produce heavy leaf, needle, and bark debris. Oak leaf litter holds moisture and compresses in valleys. Eucalyptus bark strips clog gutters and valleys quickly. We clear all of it as part of the maintenance visit.
- Seasonal rain concentration. The Bay Area receives 70-80% of its annual rainfall between November and March. A maintenance visit in October — before the wet season — is the most efficient timing: gutters are clear, debris is removed, and any vulnerabilities are sealed before the first rains arrive.

DIY versus professional — what is safe
There are maintenance tasks homeowners can safely do from the ground or a properly set up ladder, and tasks that require a professional on the roof:
- Homeowner-safe: Cleaning gutters from a ladder (with proper fall protection and non-metal gutters), clearing visible debris from edge areas with a roof rake from the ground, and doing a ground-level visual inspection with binoculars to check shingle condition and ridge line straightness.
- Leave to professionals: Anything that requires walking on the roof surface — inspecting and re-sealing flashings, checking valley drainage, assessing shingle condition in the field, replacing missing shingles, or applying sealant at penetrations. Roof surfaces are slippery, particularly on dew-covered mornings common in the Bay Area. A fall from a residential roof is a serious injury risk.
