Clay Tile

Fired clay is the original roofing tile. Profiles include S-tile (double-Roman), flat, mission, and barrel. Clay is the longest-lasting option — some clay tile roofs have stood for 100 years or more.

Tile sheds water, but the underlayment is the actual waterproof barrier. A tile roof with degraded underlayment will leak even when the tiles look perfect from the street.

On most older Bay Area tile roofs, the tile is fine but the underlayment is at end of life. We install 30-year-rated underlayments as standard. Cheaper products cost less today and more later.

Broken tile replacement

Our tile roofing process

  1. Free inspection and structural assessment. We assess the existing tile condition, underlayment, deck, and framing load capacity. You receive a written report and quote.
  2. Material selection and permitting. We help you select the profile, color, and manufacturer. NuShake pulls all permits for your jurisdiction — Alameda, Contra Costa, San Joaquin, or Sacramento counties.
  3. Tear-off and deck preparation. Old tile and underlayment are removed and disposed of. The deck is inspected for damage. Any rotted or damaged sheathing is replaced before new material goes down.
  4. Underlayment installation. A 30-year-rated underlayment is installed before any tile goes on. This is the most important waterproofing step and one most homeowners never see after the job is done.
  5. Tile installation and final inspection. Tiles are set, battens are installed where required, and all ridge, hip, and valley flashings are sealed. We schedule the final city or county inspection and send you written warranty documentation.
