Which flat roofing system fits your project?
Flat roofing is not one system. Each membrane has different cost, durability, and energy performance tradeoffs. NuShake recommends based on your building type, climate zone, and budget — not on which system carries the highest margin.
TPO Single-Ply
Thermoplastic polyolefin — the most common commercial flat roofing system in California. White or light-colored TPO reflects solar radiation, which qualifies it as a Title 24 cool roof without added coatings.

EPDM Rubber
Ethylene propylene diene monomer — a black synthetic rubber with a long track record. Some EPDM roofs installed in the 1980s are still performing. The black color absorbs heat, which is a drawback in Central Valley summers but can be coated white.

Modified Bitumen (Mod-Bit)
Asphalt-based membrane reinforced with fiberglass or polyester. Torched or self-adhered. A good choice for residential low-slope roofs and smaller commercial projects. More forgiving for repair than single-ply systems.

Built-Up Roofing (BUR)
Multiple layers of asphalt-saturated felt topped with gravel or a mineral cap sheet. The multi-layer system is highly durable and redundant — a puncture in one layer does not immediately cause a leak. Common on older commercial buildings.

Liquid-Applied Systems (Silicone and Acrylic)
Applied like paint over an existing membrane. Silicone is the premium option — it withstands ponding water without degrading and lasts 15+ years. Acrylic is more affordable but not suited to areas with standing water. Liquid coatings are covered in depth on the Roof Coating page — this is the right choice when the existing membrane is in sound condition and you want to extend its life rather than replace it.

How it works
Our flat roofing process
- Free inspection and drainage assessment. We walk the roof, map existing drains and scuppers, check for ponding areas, and assess membrane condition. You get a written report and system recommendation.
- System selection and permitting. We recommend the right system for your building type and climate. NuShake pulls permits for your jurisdiction — Bay Area, Sacramento, or San Joaquin County.
- Tear-off and deck inspection. The old membrane and insulation are removed. The deck is inspected for moisture damage. Any wet or damaged insulation is replaced before new material goes down.
- Insulation board and membrane installation. Tapered insulation is installed where drainage needs improvement. The new membrane is installed and all seams are heat-welded (TPO) or torched (mod-bit). All penetrations and edges are flashed and sealed.
- Final inspection and warranty documentation. We schedule the city or county final inspection. You receive manufacturer warranty documentation and our workmanship warranty in writing.

The fix is usually improved drainage — adding drains, re-pitching with tapered insulation, or improving scupper placement. How long do flat roofs last?

Can I put solar panels on a flat roof?

What is the difference between TPO and EPDM?
