Delta humidity and shingle curling

Morning fog rolls off the water. It keeps roofing surfaces damp for hours longer than inland homes. The roof is wet at dawn and hot by afternoon. That cycle works into asphalt shingles and speeds up granule loss. Edges start to curl up. That opens gaps for water to get in under the shingle. On a standard inspection, this can look like normal aging. On a Delta home, it's usually 5 to 8 years early.

What we do: we use algae-resistant, moisture-tough shingles. We add synthetic underlayment rated for wet climates.

Intense UV on south-facing waterfront lots

Homes on the south shore of Discovery Bay's channels face open water. There are no trees or buildings to block the afternoon sun. The UV load on those south-facing slopes is intense. It gets worse in summer when the Delta heats up. UV breaks down the asphalt binder in shingles. The shingles dry out, crack, and lose granules faster. A south-facing slope can age two to three years faster each year than a shaded north slope on the same house.

What we do: we pick shingles with the highest UV ratings. We add reflective coatings on flat or low-slope sections.

Deck and dock attachment flashing

This is the biggest leak risk in Discovery Bay. Many homes have covered back decks, attached boat garages, or other structures that meet the roofline. Each connection point is a spot where water can get in. Think of where the deck ledger meets the house, or where a patio cover ties into the roof. Each one needs proper flashing and sealing. Water follows structure. A small gap at a deck can route water six feet into the wall or ceiling. By then it shows up as a stain inside. We treat every one of these spots as a water risk. We flash them with the right products for the Delta's wet-dry cycle.

What we do: we inspect and re-flash all deck, dock, and structure points on any roof project.

Metal corrosion in moist Delta air

Gutters, flashing, vent boots, ridge caps, and fasteners all use metal. In the Delta's moist air, standard galvanized metal rusts faster than it would 20 miles inland. Rusted flashing is a common source of hidden leaks. It can look fine from the ground but have pinholes or split seams. Discovery Bay homes should use stainless or heavy-gauge galvanized parts. Those parts should be checked every 3 to 5 years. Inland homes can wait the standard 7 to 10.
