Wildland-Urban Interface (WUI) Roofing

Sonora is a fire zone. Your roof has to be built for it.

California's Wildland-Urban Interface zone covers large parts of Sonora and Tuolumne County. In these zones, the California Building Code and Cal Fire set strict roofing rules. The rules live in Chapter 7A of Title 24, Part 2. If you replace or repair a roof here, a standard asphalt shingle is not enough. It has to be a Class A fire-rated system.

Class A is the highest fire-resistance rating. It means the whole system has passed tests for severe fire exposure. That system covers the shingles, the underlayment, and the venting. A GAF Timberline HDZ or CertainTeed Landmark Pro with the right Class A underlayment meets the standard. Many generic installs do not.

Class A roofing assembly

CBC Chapter 7A requires it in WUI zones. It covers the shingles, underlayment, and decking. We're certified to install Class A systems from GAF and CertainTeed.

Ember-resistant venting

Baffled or 1/16" mesh ridge, soffit, and gable vents block wind-driven embers from the attic. Code R337.4 requires them in WUI zones. Most older Sonora homes don't have them.

Non-combustible perimeter

WUI defensible-space rules call for at least a 5-foot non-burnable zone around the home. We advise on this during every Sonora inspection.

Sonora, Tuolumne County

Sonora was founded in 1848 during the Gold Rush. Downtown still holds homes and shops from the 1860s through the early 1900s. They use wood-frame construction. Some still have original wood shake, and others have clay tile. These older buildings need a careful look before any roofing work. The materials from 1890 aren't what you put back on today. The goal is to keep the character and still meet code.

Outside historic downtown, you'll find newer homes. Standard Park, Mono Vista, and the eastern subdivisions were built from the 1960s to the 2000s. Many are at or past the 30-year mark on their first shingles. These homes also sit in WUI zones. So any replacement has to meet current fire standards.

Foothills weather adds challenges. Sonora gets some snow at elevation. Seasonal wind drives debris and can cause flashing to fail. Steeper hillside pitches add labor time and fall-protection needs. We build these factors into our Sonora quotes. They aren't surprises after you sign.
